Let's get the objections out of the way.

Is it really 1%? What's the catch?
No catch. 1% listing commission — full service. Paid only at close. No retainer, no setup fees, no upsells on photography or marketing. The only separate fee in a home sale is the buyer's agent commission, which is a negotiated offer the seller makes to whoever brings the buyer — same as every listing, 1% or 3%. We disclose it in writing before you sign.
What about the buyer's agent? Do I still pay that?
In a typical Texas transaction post-Sitzer/Burnett, the seller offers a separately-negotiated commission to the buyer's agent (commonly 2–3%). That offer is on every listing — 1% or 3%. What's different with Flex Group is that our side is 1%, not 3% — so on a $400K home, you save ~$8,000. We'll advise on a competitive buyer's agent offer based on your price band, neighborhood, and goals.
Will my home sell slower at 1%?
No. Days-on-market is a function of pricing, photos, timing, and the buyer agent's offer — not your listing agent's commission. Your home goes on the same MLS, syndicates to the same Zillow/Realtor.com/Redfin, and receives the same (or better) photography and 3D tour than a typical 3% listing.
What's not included? Are there hidden fees?
Nothing is held back for upsells. Photography, 3D Matterport tour, drone, MLS + syndication, social ads, showings, negotiation, and contract-to-close are all included in the 1%. The only third-party costs are the ones any seller pays regardless of agent: title insurance, survey (if required), HOA transfer fees, and optional repairs or concessions you agree to during negotiation.
When is the 1% paid?
At close — never before. If your home doesn't sell, you don't pay us. If you cancel before we find a buyer, you don't pay us. We only get paid when you get paid.
How do I know what my home is really worth?
Most online estimates (Zillow, Redfin) miss by 5–15% because they can't see your updates, layout, or neighborhood micro-comps. RJ builds a real, defensible price opinion from live Austin comps, recent closes on your street, and the condition of your home — so the number you list at is the number that actually moves.
